The average temperatures for June, July, and August here in Stockbridge are 88 degrees, 91 degrees, and 90 degrees. That means our cooling systems are working hard these summer months. To keep our AC systems functioning properly and efficiently, they require some routine maintenance and service work. Air conditioners and HVAC systems are common culprits of water damage in the home, so it is also important to keep up on routine maintenance to prevent them from causing water damage and cleanup costs.
In order to keep our houses cool, air conditioners use a cold evaporator coil. When warm air comes in contact with this coil, moisture is removed from the air. That moisture collected by the evaporator coil is sent outside of your home, allowing air to cool inside the unit that it pushes back out into your home. This moisture will build up inside your HVAC system, and can cause major water damage inside your home. Some common causes of water leaks from cooling systems are a clogged drain, frozen evaporator coils, and pipes that are not connected properly. So, how can you ensure that your HVAC system will keep your house cool without creating an indoor lake and a crazy amount of water damage cleanup?
1.Change the HVAC filter regularly to prevent the unit from having to work harder than necessary. When the filter gets too dirty, the system requires more energy to pull air in, which can cause the evaporating coils to freeze and then defrost, leading to leaking water inside your home. You should change the filter at least every 3 months, but during those summer months when it is working daily it is good practice to change it every month.
2.Check your condensation drain lain regularly. You should see water flowing to the drain without obstruction. You can flush the drain once or twice a year with an algaecide to prevent mold or algae from forming inside. If you notice a clog, get it removed and resolved quickly. Check connections on the drain line to be sure that it is tight and there are no leaks.
